Crack investigations and structural assessments across Worcestershire

Cracks in walls, ceilings or floors can have a range of causes — from minor thermal movement to significant structural problems. Accurate diagnosis is essential before any repair work is specified. LateShield coordinates independent structural assessments to identify the cause of cracking, assess its significance and recommend the appropriate course of action.

Process

How it works

01

Initial enquiry

Contact LateShield with photographs and a description of the cracking. We will review the information and discuss the scope of the investigation.

02

Site inspection

We carry out an independent inspection, map the cracks and record their location, width and pattern with photographs.

03

Structural assessment

We coordinate a structural engineering assessment to identify the cause of the cracking and assess its structural significance.

04

Monitoring or repair

Depending on the assessment, we either set up a crack monitoring programme or prepare a specification for the required repair works.

05

Repair coordination

We coordinate the appointment of contractors to carry out the specified repair works and oversee the works on site.

Getting started

What to send us

Send us whatever you have. You do not need everything — share what is available and we will work with it.

Photographs of the cracks and their location in the building
Description of when the cracks were first noticed and any changes since
Any existing surveys or structural reports
Details of any recent works to the property or adjacent properties
Insurance policy details if a claim is involved

Structural engineering assessments and investigations are undertaken by suitably qualified and insured professionals under an agreed written appointment. LateShield acts as the principal point of contact and coordinates the process. LateShield does not itself provide structural engineering or regulated design services.

Ask a question

No. Many cracks are caused by minor thermal movement or shrinkage and are not structurally significant. However, some cracks indicate more serious problems such as foundation settlement or subsidence. An independent structural assessment is the only reliable way to determine the cause and significance of cracking.

The Building Research Establishment (BRE) crack classification system categorises cracks by width and ease of repair, from Category 0 (hairline, less than 0.1mm) to Category 5 (very severe, greater than 25mm). LateShield uses this classification system in crack assessment reports.

Settlement is the gradual compression of the ground under the weight of a building, which is normal in new construction. Subsidence is the downward movement of the ground beneath a building, often caused by shrinkable clay soils, tree roots or leaking drains, and can cause significant structural damage.

Yes. LateShield can prepare independent inspection reports and documentation to support an insurance claim. The insurer will appoint their own loss adjuster, but an independent report provides a clear record of the position.
